Seneca One Tower

Seneca One Tower: Buffalo NY

Seneca One Tower was constructed between 1969 and 1974 for roughly $50 million. It was designed by Skidmore Owings & Merrill and contains over 1.2 million square feet of interior space throughout its 40 stories (38 of which can be occupied). At just under 530 feet tall, the building dominates the Buffalo skyline and is the tallest privately owned building outside of NYC in the State.

Upon completion, it served as the world headquarters of Marine Midland Bank until 1998. After Marine Midland left, occupancy slowly dwindled at Seneca One with it becoming 90% vacant by 2014. Enter Douglas Jemal of Douglas Development who purchased the building in 2016 and has been working to breathe new life into it.

If you keep up to date with Buffalo's largest projects, or really if you've driven by the building anytime over the last year or so, you already know that big things are happening at Seneca One Tower. Per the Seneca One site, “Douglas Development Corporation is redeveloping this 38-story tower into a mixed-use project featuring over 200 residential apartments, retail on the plaza and office space in the tower.

The New Seneca One Tower

With a new paint job and tons of work being done to the surrounding footprint, Seneca One’s next life is already starting to take shape. Plans call for the building to be surrounded by restaurants, retail stores, and local businesses. There is even a brewery currently in the works. The apartments come complete with several amenities like a 24 hour gym, bicycle storage, several different outdoor seating areas, and a soon to be available dog park.

There are also areas that are for residents only that feature plenty of seating and large screens for all Bills and Sabres games.
